You've made it to the finish line! There are just a few final formalities but the hard part is all done. There are still a few loose ends however. Here are the final steps of the home selling process.
Final Walk-Through
The final walk-through is a casual inspection that takes place a day before move-in or on the day of closing. You will visit the property to make sure everything is in the same condition as your last visit. You will also want to make sure the previous owner did not leave any items behind. Lastly, make sure everything included in the purchase agreement is present at the property.
Setting Up Services & Utilities
You'll want to activate services and utilities right away. These include trash, water, electricity, telephone, cable, and more. We can help you with our recommended local service providers.
Final Closing
Escrow will provide all parties with a final settlement statement, which details all the financial transactions conducted as part of the purchase process. You, the seller, and escrow officer all sign this statement, attesting to its accuracy.
If you are taking out a mortgage, you'll need to sign all necessary documents as requested by your lender. If you are unable to attend the final closing, alternative arrangements can be made. Simply let us know ahead of time. The more prior notice the better.
Any required funds can be wired electronically, or be deposited in the form of a bank check. In turn, the seller should arrange to transfer keys any any other important items, documents, and information. Once everything is signed and exchanged, the purchase if finally complete!
