You've made it through initial negotiations, title inspections, appraisals, home inspections, and all other contingencies. A big congratulations is almost in order. But you are not quite there yet, though the hard work is certainly done. Don't neglect to tie up these final loose ends:
Final Walk-Through
The final walk-through allows the buyer to verify that the property is in the same condition as when it was last seen, that there are no extra items left behind, and no items missing. It is not a formal inspection and is usually over fairly quickly.
Cancel Utilities & Services
Cancel electricity, internet, cable, water, trash, and any other services associated with your property. We will provide you with a list of useful numbers to call.
Be Ready For the Unexpected
A home purchase is never complete until it's complete. Be prepared for unforeseen circumstances that can hold up the sale at the last minute. Maybe something at the property broke down unexpectedly? Or financing for the buyer fell through? Whatever the circumstances, we have likely encountered it before. No need to worry. Closing Day!
The final part of the home selling process is finally upon us! The closing agent will provide all relevant parties with a settlement statement, which summarizes and details the financial and other important details of the transaction. The buyer, seller, and closing agent all sign this contract, attesting to its accuracy.
In case you are unable to attend the scheduled closing in person, alternative arrangement can be made depending on circumstances and time of notice.
Are you receiving funds from the transaction? You can have these fund electronically wired, or you can be provided with a bank check at closing.
As the seller, please arrange to have all property keys, documents, and other important items ready to give to the buyer at closing. This will help ensure a smooth closing process.
